i really wanted to get trisha to dress up as the help. she is always willing to do crazy things like show off her boobaloobies (see other M24 shots). but i guess for some reason she didn’t want to sweep any more? so instead she spent all day with her cooworkers helping me think of something. only, as usual, i didn’t use her help. i’m a brat, i know. she did assist me with the usage of this dogs (aha certified: no dogs were harmed) and in the training of them. the dogs also helped, of course. the real idea behind this absurd picture (yes, it is absurd) was to have the dogs needing help to get a book off the shelf, or off the shelf itslef, like when a human is in the library with a ladder. but kind of like with the tent last time, it just didn’t seem to quite turn out. we didn’t have a ladder, the dogs didn’t kow what we wanted, and every shot had trisha’s arm or my leg in it. mac’s shots came out a lot closer to the dog books, but they all have his bung hole in them. i may post an outtake of those, later.additional note: as i’m struggling with lenses, i am NOT helped with this picture. i tried to do it with the 24mm2.8 to help me learn how to use that lens. totally not flexible, coudln’t get anything i wanted in the picture. so i switched back to the 10-22mm. totally frustrating experience. can’t open up at all- had to up the iso to 1600, even with a flash, which was ridiculous. and the pictures aren’t sharp at all, and not just because i’m spoiled by my 50mm1.4. so frustrating. not helpful!

I am a licensed real estate broker in California and I help people in foreclosure. Loan modifications are generally great. you can reduce your interest rate and or principal and get into a 30 yr fixed.
I also provide loan modifications for my clients and Loan Modifications is just one of a few options available to people who want to keep their home. I suggest you pay no more than $1500 for an attorney driven loan mod and although you can do it for free, I don’t suggest you do.
Good Luck!

Buyer beware. If it sounds to good to be true it likely is. Look at your income and project it over the life of the loan and if you are having problems meeting the minimum take a loss and sell. Selling at a loss is better than a foreclosure and a bankruptcy. Start saving again.

Yes a Loan Modification may be your best option. Due to the current housing crises the banks and government are working to keep people in their homes. You can get your late payments forgiven, demand a lower interest rate, extend your loan beyond 30 years, and even negotiate a reduction in principle!
Countrywide for example had to settle with multiple States Attorneys due to Predatory Lending practices. Based on the Settlement, Countrywide’s loan modification programs will provide payments within the limits of an Affordability Equation set out in the agreement and be targeted to equate to 34% of the borrower?s household income.
You can do Loan Modification yourself or hire a professional company. The advantage of hiring a company is they do hundreds of modification with all of the lenders and mortgage servicing companies. A loan modification company will typically cover their fees by getting back payments waived and potentially by getting you a one to three month grace period before you mortgage is reinstated.
You really have several options when facing foreclosure. I suggest you check out the fee site below to find about a dozen options for those facing foreclosure. The explain things that most borrowers are unaware of including; VA Loan Refunding & FHA Partial Claims.
Good luck.
